Why Keilor roof cavities overheat

Keilor's older homes, many built from the 1960s through the 80s, were mostly constructed without roof ventilation, so their roof cavities trap summer heat and hold moisture through the cooler months, particularly on properties shaded near the Maribyrnong River escarpment. A whirlybird uses wind and rising heat to continuously exhaust that trapped air, easing the heat load on the rooms below in summer and reducing the condensation that can affect roof timbers over time. On concrete and terracotta tile roofs we flash the turbine in under the tile course so the install stays fully weatherproof; on colorbond metal sections it's a straightforward fit.

Keilor's mix of open estate streets and shaded river-valley properties means both heat load and cavity moisture are genuine local factors, depending on where a given home sits in the suburb.

Keilor sees around ~6 days above 35°C a year, and on those days an unventilated roof cavity turns into a heat store right above your ceilings.

The process

How we install a whirlybird

1

Assess the cavity

We look at roof size, pitch and existing airflow to work out how many vents you actually need — no over-selling.

2

Position for airflow

Vents go high on the roof where the hottest air collects, balanced with the eave intake so air can actually move through.

3

Cut & flash

On a tiled roof we lift the tiles, cut a neat penetration, and bed the flashing so it is fully weatherproof.

4

Seat & seal

The turbine is seated in the flashing collar and the tiles are reinstated over the apron, leaving a clean, leak-free finish.

Roof types in Keilor

Installation differs by roof: on tiled roofs we cut and flash the penetration under the tile course, while on metal roofs the vent is flashed directly into the sheeting. Both need the flashing done properly — a rushed vent install is a classic future leak.

Our standard

Installations are carried out by an insured team and the workmanship is backed by a 7-Year Workmanship Guarantee and a 10-Year Dulux Acratex Material Warranty.

Keilor whirlybird installation — your questions

Most homes need two to four turbines depending on roof area and pitch. We assess your specific roof cavity rather than recommending a standard package, since Keilor's housing stock varies in age and size.
Yes, generally. Homes built before ventilation was standard trap the most heat and moisture in the roof cavity, and Keilor's 1960s to 80s housing stock fits that pattern closely, so the benefit is usually clear.
Not when installed properly. We bed the flashing under the tile course or into the metal roofing correctly so the install stays weatherproof, which is where rushed installations tend to go wrong.
